Do you buy any house in Houston?
We buy single-family homes, townhomes, condos, and small multi-family properties (2-4 units) in Harris County. Your home doesn't need to be in perfect condition — we buy as-is. If you're unsure, fill out the form and we'll let you know.
How much will you pay for my house?
We determine a purchase price based on comparable sales in your area, your home's condition and features, and estimated repair costs if any. Our goal is a fair price that works for both of us. Every price is personally approved by our owner — no automatic lowball offers.
Are there any fees or commissions?
No. We do not charge any fees, commissions, or closing costs. The price we quote is the price you receive at closing. This is different from listing with a realtor, where you'd pay 5-6% in commissions.
Do I need to make repairs first?
No. We buy houses in any condition — from move-in ready to needing major repairs. You don't need to clean, fix, or improve anything. We factor the condition into our pricing.
How long does the process take?
From initial contact to closing can be as fast as 10-14 days, or we can work with a longer timeline if that works better for you. We'll agree on a closing date that fits your schedule.
What if I already listed with a realtor?
If your listing agreement has expired or you're between agents, we can help. If you're currently under a listing agreement, you'll need to resolve that first. We're happy to discuss your situation.
Do I need a real estate attorney?
Texas allows real estate transactions without an attorney, but we recommend consulting one before signing any contract, especially if you have questions about your rights or obligations. Our contract templates are reviewed by legal counsel.

What happens at closing?
We use a title company or escrow service to handle the closing. You'll sign the deed and other documents, and the funds will be wired to your account or provided as a cashier's check. You don't need to do anything other than show up (or we can do remote closing in many cases).
What areas do you serve?
We currently serve Houston and all of Harris County, Texas. If you're outside Harris County, fill out the form and we'll let you know if we can help.
Is this wholesaling?
In some cases, we may assign the purchase contract to an end buyer rather than buying the house ourselves. This is called an assignment of contract — a common practice in Texas real estate. You'll be fully informed of the process before signing anything. Alternatively, we may purchase directly. You choose what works for you.

Why do I need to provide my phone number?
