How It Works
The Simple Process
Selling your home to ClearOffer is straightforward. Here's what to expect:
1. Tell Us About Your House
Fill out our simple form. Tell us the property address, why you're selling, and your timeline. You need a phone number but email is optional.
2. We Research Your Property
We look at your home's details, comparable sales in your neighborhood, and estimated repair costs. Our goal is to determine what an end buyer would pay for your house in its current condition.
3. We Present a Purchase Price
If the numbers work, our owner personally reviews and approves a price we can pay for your home. This is a purchase price reference — not a firm offer until you've had a chance to review and discuss it with us.
4. Choose Your Option
You have choices:
- Standard Sale: We buy your house directly. You get cash at closing, no contingencies, no financing risk.
- Assignment: We find an end buyer and assign the contract to them. You still get the same price — we earn our fee from the buyer side.
- Hybrid: If the gap between your target and the end buyer's price is small, we may use a novation structure to make it work (we explain this if it applies).
5. Close on Your Timeline
We work with your schedule — whether that's 10 days or 60 days. A local realtor may visit the property (at our cost) to confirm condition. No open houses, no showings, no strangers walking through your home.
6. Cash in Hand
At closing, funds are wired to your account or a cashier's check is issued. No waiting, no financing fall-throughs.
What We Do NOT Do
- We do not make automatic offers. Every price is reviewed and approved by our owner.
- We do not charge you fees. No commissions, no closing costs.
- We do not require repairs or cleaning. You sell as-is.
- We do not require a realtor. If you have one, we work with them.
